The U.S. investment teams execute investment strategies based on extensive real estate experience, local market knowledge, and in some markets, established relationships with local operators and developers. With offices located in New York, Los Angeles, Atlanta, San Francisco, and Stowe, Vermont, the teams are responsible for sourcing, underwriting and managing AIG Global Real Estate's U.S. investments.
In partnership with experienced and well capitalized developers, the Investment Team invests in Class A development, ground up projects throughout the U.S., with a focus on urban in-fill locations in primary markets and secondary markets with strong job growth projections.
In partnership with experienced multifamily owners and operators, the Investment Team invests in the acquisition and modest renovation of well-located Class A and Class B multifamily communities throughout the U.S. The Investment Team focuses on acquiring assets below replacement cost with a demonstrated value proposition. AIG Global Real Estate owns over 97,500 affordable and market rate units and has the ability to quickly analyze and underwrite potential acquisitions.
Targeting only gateway cities (i.e. New York, San Francisco, Los Angeles, and Boston), the Investment Team provides joint venture equity for mid-size condominium developments in supply constrained submarkets and in-fill locations.
The Hospitality Team is focused on creating a diversified, national hotel platform that provides both current cash flow and total returns through a layered acquisition, development, and redevelopment program with a primary focus on premium branded select-service and extended-stay segments.
The retail investment strategy focuses on value-add acquisitioning of open-air, primarily necessity-based, grocery anchored, shopping center formats. In addition, investments in substantially pre-leased, ground up development projects will be considered as well.
In partnership with experienced and well capitalized developers, the Investment Team invests in Class A purpose-built student housing ground up development projects throughout the U.S. The Investment Team focuses on campus adjacent locations in Tier One markets (flagship state universities) and Tier Two markets (other state universities or private colleges) with steady enrollment growth and shortages of on-campus housing.
In partnership with experienced developers and operators, the Investment Team invests in ground up development for private pay Independent Living, Assisted Living and Memory Care facilities in underserved markets with strong income and age demographics.
The AIG Affordable Housing team is based in Los Angeles with dedicated offices across the nation. With more than 97,500 multi-family units in over 800 properties in 48 states, Puerto Rico, and the U.S. Virgin Islands, the AIG Affordable Housing team is one of the largest apartment owners in the United States. The business owns a diverse mix of properties, including market rate centers, respected rehabilitation facilities, and various mixed income communities. The team's mission is to manage one of the country's leading portfolio of affordable housing units, partnering with investors to help maximize their tax benefits and after-tax yield, all while providing residents with places they are proud to call home.
AIG Global Real Estate’s European portfolio is focused on development, core plus, and value added acquisitions in all property types in the UK, Western, Central and Eastern Europe. The European team is a multi-lingual, multi-disciplinary group with regional headquarters in London.
