Pollution Legal Liability Select® (PLL Select®)

Pollution Legal Liability Select® (PLL Select®) is a flexible, menu-driven policy that allows property owners, operators, buyers or sellers to mitigate the environmental risks associated with real estate ownership or operation.  The policy can be tailored to meet regulatory, contract, lender, landlord or shareholder requirements as well as to advance the business strategies implemented by the Insured’s management team. PLL Select® policies can help facilitate negotiations during a merger and acquisition by addressing a wide range of Pollution Conditions with its flexible and expansive coverage offering.

  • Can provide coverage for both clean-up costs for discovery of on-site newly discovered or pre-existing Pollution Conditions and third-party claims for on-site and off-site cleanup of newly discovered or pre-existing Pollution Conditions
  • Offers coverage for on-site and off-site third-party bodily injury and property damage claims arising from Pollution Conditions
  • The definition of Property Damage addresses third-party claims for loss of use and loss of site value arising from Pollution Conditions
  • Access to a 24-hour emergency response hotline
  • Offers an optional extended reporting period of up to 40 months
  • Responds to sudden and gradual Pollution Conditions
  • Policy Periods of up to 10 years are available
  • Enables policyholders (by endorsement) to meet state and RCRA compulsory financial responsibility requirements for hazardous waste treatment, storage and disposal facilities
  • Targeted Classes: Bulk Storage Terminals and Distribution Facilities, Brownfield Redevelopers, Chemical Manufacturers, Power Industry, Electroplating Operations, Laboratories, Hazardous Waste Landfill Operations, Incinerators, Manufacturing Facilities, Medical Facilities, Mining Operations, Printers, Private Equity Groups, Recycling Facilities, Refineries, Municipal Facilities and Operations, Waste Treatment, Storage & Disposal Facilities, Agricultural Operations, Food Processing Facilities, Industrial Facilities, Paint and Coating Facilities
  • Limits available up to $50 million
