Upgrade to Green coverage is available as an endorsement to Lexington commercial property policies and is applicable to portfolio or single building policies. Real estate, financial services, and hospitality firms, educational institutions, and public entities in a particular will find Upgrade to Green valuable coverage as they seek to green their property portfolios.

Features and Benefits

- Within the policy per occurrence limit of liability, and subject to a maximum sub-limit of liability of $5,000,000 the coverage increases by 25% the limit applicable to a building listed in the schedule of values if the insured elects to upgrade the property

- Coverage is applicable to Leadership in Energy and Environmental Design (LEED®) certified and non-LEED certified buildings

- Enhanced coverage for recycling debris after loss and during reconstruction

- Coverage to hire a LEED accredited architect or engineer to help with the design and reconstruction

Pandemic Rx reimburses for business income loss sustained and extra expenses incurred by acute care medical facilities during an influenza pandemic event. Pandemic Rx is available as an endorsement to Lexington's property policy and is triggered by the declaration of a public health official within the geographic service area of an insured health care facility.

Features and Benefits

- Targeted acute care medical facilities include for profit hospitals and not for profit hospitals in both urban and suburban areas

- Targeted acute care medical facilities include teaching hospitals that are affiliated with medical schools

- Capacity of up to $25 million available

- Coverage is subject to an insured's quota-share provision

- Coverage for up to six months of business income loss during the pandemic period resulting from increased expenses, reduced patient care reimbursement due to restrictions on non-urgent hospital based services or changes in case mix, or reduced ancillary revenues such as concessions or parking

- Coverage for up to $100,000 for crisis management expenses resulting from either a public relations campaign during the pandemic period to keep the community informed of available healthcare services or to facilitate recovery from the lingering economic damage an insured may experience due to the social stigma of having served as an isolation or quarantine center

- Cost recovery services of a third party consultant with expertise in Federal Emergency management Agency (FEMA) reimbursement

Lexington's Evacuation Response Coverage pays numerous expenses that healthcare and higher education institutions can incur in complying with mandatory evacuation orders. This includes costs of transportation, shelter, food and medical care for patients, students, and essential employees.

Features and Benefits

- Responds to expenses incurred during an evacuation period of up to 30 days

- Responds regardless of whether the insured property suffers direct physical loss or damage. When no direct physical loss or damage is sustained, a minimum per location limit of $500,000 applies. When direct physical loss or damage is sustained, the policy pays 25 percent of the loss or damage incurred subject to a per location minimum limit and a maximum limit up to $5 million.

- Can be written for multiple locations with one disaster limit of liability applicable to all scheduled location.
